GDS/TDS FAQs (2026 Rules)
Gross Debt Service (GDS): The percentage of your gross income needed to cover housing costs (mortgage principal + interest, property taxes, heating, and 50% of condo fees).
Total Debt Service (TDS): GDS plus all other monthly debt obligations (car loans, credit cards, student loans, etc.).
Under CMHC regulations and most lender guidelines, the maximum allowable ratios are:
GDS: Maximum 39% of gross income
TDS: Maximum 44% of gross income
Lenders calculate your GDS/TDS using the stress test rate – the higher of 5.25% or your contract rate + 2% – not your actual mortgage rate.
